How to Choose Between SMDC Projects
With 47 projects across three segments, the quickest way to narrow the list is to answer four questions in order.
1. Where do you need to be?
Location decides the commute, the neighbourhood and who you'll live near, so settle it first. Heights towers sit in Metro Manila (Makati, Pasay, Mandaluyong, Pasig, Quezon City and Las Piñas). Nature communities spread wider, from Parañaque, Taguig and Quezon City to Cavite, Laguna, Bulacan, Pampanga, Iloilo, Bacolod and Cagayan de Oro. Every Symphony Homes estate is in Mabalacat, Pampanga. The area guide below lists every project by region.
2. Move-in Ready or Pre-Selling?
28 projects are Move-in Ready and 19 are Pre-Selling. A move-in ready project is already built, so you can see the finished building and amenities first. A pre-selling project is sold before completion, so you wait for turnover and should check its registration papers before paying a reservation fee. This guide covers what to ask for and your Maceda Law protections.
3. What can you finance?
Pag-IBIG's housing loan ceiling is ₱10 million, so a unit priced above that leaves a gap you pay yourself. Check the Pag-IBIG financing page for rates and sample payments, and read how an SMDC purchase and a Pag-IBIG loan fit together for the order things happen in.
4. Condo, or house and lot?
Heights and Nature projects are condominiums, with the exception of Parkville in Bacolod, which is a lot-only development. Symphony Homes are house-and-lot estates, so they suit buyers who want their own home and lot.
Project details, unit sizes and prices on this site are taken from SMDC's published information and can change, so confirm the current figures before you reserve a unit.
