Applying for a Pag-IBIG Housing Loan? Let's Make It an Easier Check

Who qualifies, how much you can really borrow, what it costs each month and how to apply. Everything you need before you fall for a unit.

₱10M Maximum Pag-IBIG housing loan per borrower
30 yrs Longest payment term
4.5% Promo rate, loans up to ₱4.9M, first 3 years
5.75% Promo rate, loans over ₱4.9M to ₱10M, first 3 years

Good news: getting started with a Pag-IBIG Housing Loan doesn't have to feel complicated. Most of what decides whether you can apply comes down to your membership, your age and your loan history, and you can check all three yourself in a few minutes.

The timing is good, too. In May 2026, Pag-IBIG Fund raised its maximum housing loan from ₱6 million to ₱10 million per borrower[2], payable over up to 30 years[1]. In September, SMDC and Pag-IBIG signed an agreement opening more SMDC developments to Pag-IBIG borrowers, with preferential pricing on selected units in participating accredited projects[5].

A higher ceiling isn't automatic approval, though. Pag-IBIG still looks at your income, your debts and what the property is worth[2][3]. This guide walks through all of it: who qualifies, how much you can borrow, what it costs per month, what to prepare and how to apply.

The Eligibility Checklist

Pag-IBIG's own list of qualifications for a housing loan. Tick all six before you apply.

  • 24 Monthly Contributions

    At least 24 monthly Pag-IBIG membership savings. Short of 24? You may pay the missing months in a lump sum.[1]

  • An Age That Fits the Term

    65 or younger when you apply, and 70 or younger when the loan matures. The term can't run past age 70: at 40 you can take the full 30 years, at 60 up to 10.[1]

  • Legal Capacity

    You must have the legal capacity to acquire and mortgage real property in the Philippines.[1]

  • Background and Credit Checks

    You must pass Pag-IBIG's background, credit and employment or business checks. Your income, existing debts and job or business stability are all weighed.[1][3]

  • No Short-Term Loan in Arrears

    No Pag-IBIG Short-Term Loan, such as a Multi-Purpose or Calamity Loan, may be in arrears when you apply.[1]

  • A Clean Housing Loan Record

    No past Pag-IBIG Housing Loan foreclosed, cancelled, bought back due to default or settled by dacion en pago (voluntary surrender). Any current one must be updated.[1]

24 months ka na ba? Check. You must have made at least 24 monthly Pag-IBIG membership savings contributions.

OK ba ang loan record mo? Check. You should have no Pag-IBIG Housing Loan that was foreclosed, cancelled, bought back or voluntarily surrendered. If you already have a Pag-IBIG Housing Loan or Short-Term Loan, payments should be updated.

How Much Can You Actually Borrow?

₱10 million is the ceiling, not the offer. Pag-IBIG lends you the lowest of four amounts[1]:

  • your actual need;
  • the amount you apply for;
  • what your income can support, called your capacity to pay; and
  • a share of the property's appraised value, called the loan-to-appraised-value ratio.

Capacity to pay is usually the one that decides it. Pag-IBIG's loanable-amount guideline caps the monthly amortization at 35% of gross monthly income[6]. If one income isn't enough, you can add up to two co-borrowers[1].

Here is what that means at today's promo rates over 30 years:

Sample Monthly Amortization

Principal and interest at the promo rate for the first three years, over 30 years. Insurance is added on top. These are my computations for illustration; Pag-IBIG's figure for your loan is the one that counts.

Loan amount and rate Monthly amortization, first 3 years Gross monthly income needed (35%)
₱2.5 million at 4.5% ₱12,667 About ₱36,200
₱4.9 million at 4.5% ₱24,828 About ₱70,900
₱6 million at 5.75% ₱35,014 About ₱100,000
₱10 million at 5.75% ₱58,357 About ₱166,700

What Happens After Three Years

The promo rate is fixed for the first three years only, and it applies to applications filed until 31 December 2026[1][4]. After that the loan is repriced. Pag-IBIG's rates depend on the repricing period you choose, and its published rates outside the promo are[1]:

  • 6.500% for a 5-year repricing period
  • 7.125% for 10 years
  • 7.750% for 15 years
  • 8.500% for 20 years
  • 9.125% for 25 years
  • 9.750% for 30 years

For scale: on a ₱10 million loan over 30 years, the 5.75% promo saves about ₱3,215 a month against the previous 6.25% rate[4].

What Else Comes With the Loan

Every Pag-IBIG Housing Loan is covered by Mortgage Redemption Insurance (or Sales Redemption Insurance) and Fire and Allied Perils Insurance. When the loan is released, one month's amortization is set aside as a Housing Loan Reserve Payment. It protects you from late-payment penalties if a payment is ever delayed, and any unused amount goes toward your final amortization[1].

Documents to Prepare

The exact checklist depends on how you earn and what you're buying, and you'll be given the one that applies to you. Expect to prepare[3]:

  • the Housing Loan Application form, filled in;
  • valid government-issued IDs;
  • proof of income;
  • a certificate of employment, or business documents if you're self-employed;
  • tax documents;
  • property documents; and
  • your updated Pag-IBIG contribution record.

Self-employed applicants and overseas Filipino workers may need additional supporting documents[3]. If you're buying from an accredited developer such as SMDC, you can file your application through the developer[1].

How to Apply

From Checklist to Keys

The route most buyers take, from checking your record to loan release.

  1. Check Your Pag-IBIG Record

    On Virtual Pag-IBIG, confirm your 24 contributions and that any existing Pag-IBIG loan is up to date. Check your age against the term you want.

  2. Pick an Accredited Property

    Choose a unit in a Pag-IBIG-accredited project. Selected units in participating SMDC projects carry preferential pricing for Pag-IBIG borrowers.

  3. Size the Loan to Your Income

    Keep the monthly amortization within 35% of gross monthly income, and add up to two co-borrowers if you need to.

  4. Prepare and File

    Submit the application and documents at any Pag-IBIG branch, through the accredited developer, or start online in Virtual Pag-IBIG under Apply for a Housing Loan.

  5. Appraisal and Evaluation

    Pag-IBIG appraises the property and evaluates your income, debts and employment or business before it approves the loan.

  6. Approval and Release

    Once approved, the loan is released, one month's amortization is held as your reserve payment, and your monthly payments begin.

Figures as of 7 October 2026. Pag-IBIG revises its rules from time to time: this year alone the ceiling rose to ₱10 million and the promo rate bands were reset. The monthly figures above are my own computations for illustration. I confirm the current rules and your exact numbers with Pag-IBIG before you commit to anything.
